Documents to verify before buying a plot: patta, chitta, EC and parent deeds
Most advance money is lost on documents nobody read properly. This is what each document tells you and what to look for.
The sale deed and the parent deeds
The sale deed proves the seller’s purchase. The parent deeds show how the seller got the land, going back through previous owners. The chain should be unbroken, with each transfer between the right people and properly registered.
Patta and chitta
Patta is the record of ownership in the revenue records, and chitta shows the land’s classification and extent. They should be in the seller’s name and match the survey number and area on the deed. A mismatch is a question to resolve before paying, not after.
Encumbrance certificate
The EC shows registered transactions on the property for a period, including mortgages and sales. Ask for one covering many years and check there are no mortgages or other claims you were not told about.
On the ground
- Measure the plot and compare with the deed
- Check boundaries and the approach road
- Confirm the layout approval, as in our DTCP vs PPA guide
- Ask neighbours who actually uses the land
- Check for any attachment or court case
