Sell Your Property in Pondicherry, at the Right Price
The two ways owners lose money here are quoting below the street rate because a broker was in a hurry, and quoting far above it and waiting a year for a buyer who never comes. Both start with not knowing the number.

How selling works
Free valuation
We visit, measure, look at the documents and give you a realistic range with the reasoning behind it.
Ready the property
Documents in order, photographs and a reel shot on site, a clear write-up of what is being sold.
Bring buyers
From our own buyer list, our Instagram audience and our partner agents. We screen before we bring anyone to your gate.
Close and register
Negotiation, advance and agreement, bank coordination, and the sub-registrar's office.
Start with the number
A free valuation costs you nothing and takes one visit. You decide afterwards whether to sell through us.
Our brokerage
2% of the property value up to ₹1 crore, and 1% above ₹1 crore, plus GST where applicable. Payable after registration. Marketing, photography and the reel are included — we do not bill them separately.
Selling from abroad? We handle the visits, the buyers and the paperwork here. You join the important conversations by video call, and a registered power of attorney covers the rest.
Seller questions
How do you arrive at the valuation?
Recent registered transactions around your property, current asking prices for comparable properties, the guideline value, and the specifics of your property — frontage, road width, approach, approval and condition.
What documents do I need to keep ready?
Sale deed or parent document, patta and chitta, latest EC, property tax receipt, and approval documents for a layout plot. For a house, also the building approval and latest EB bill.
Do you take the property exclusively?
We work both ways. Exclusive gives you our full marketing effort including the reel; non-exclusive is fine too, though co-ordination between brokers can slow a sale down.
What if my property is disputed or has an attachment?
Tell us early. Many issues — an old attachment entry, a missing link document, an unpartitioned share — can be cleared before sale. We will tell you what is fixable and what is not.
