Encroachment: how to protect a property you cannot visit
Encroachment rarely starts dramatically. It starts with a gate left open and no one noticing.
Reduce the risk
- Fence or wall the boundary and keep it in repair
- Put up a board with the owner’s contact details
- Have someone visit regularly and photograph the site
- Pay property tax and keep the records current
- Know your neighbours and give them a contact
If someone occupies it
Act quickly and in writing. Do not confront anyone yourself. Take dated photos, gather your title documents and speak to a lawyer. Long unchallenged occupation can create legal complications, which is why delay is the real danger.
Regular eyes on the property
Our management service includes scheduled visits with photo reports for plots as well as houses.
