Monsoon damage in coastal properties: what to inspect before and after
Rain and salt air work on a building all year. The monsoon is when hidden problems show.
Before the monsoon
- Roof and terrace: cracks, waterproofing, drains clear
- Gutters and downpipes free of leaves
- Compound wall and gate
- Trees with branches near the roof or wires
- Electrical points near walls that get damp
After heavy rain
- Damp patches on ceilings and wall bases
- Water standing around the building
- Mould on wardrobes and curtains
- Cracks that have widened
- Termite activity in damp wood
Salt and humidity
Near the coast, metal fittings rust faster and paint peels sooner. Repainting and re-sealing on a schedule is cheaper than repair.
If you are abroad
A visit before and after the monsoon, with dated photos, is a sensible minimum. See the monthly checklist and our free property check.
