Selling an inherited property in Pondicherry: the papers to sort first
Inherited property is often the hardest to sell, not because buyers dislike it, but because the paperwork is incomplete. Sorting it first saves months.
Prove who the owners are
Buyers and their lawyers need to see that every legal heir is identified and agrees. Depending on the case, this means a will, a legal heir certificate or a succession document. A lawyer should tell you which applies to your family.
Get the records in your name
- Transfer the revenue records (patta and similar) to the heirs
- Pay any pending property tax and utility dues
- Get a fresh encumbrance certificate
- Keep the original deeds of the person who passed away
Family agreement
If there are several heirs, all of them usually need to sign the sale, or one needs a properly drawn authorisation. A disagreement found after an advance is paid can stop the sale. Settle it in writing early. If an heir lives abroad, see our note on power of attorney.
Then price and sell
Once the title is clean the sale is like any other. Start with a free valuation, then look at how we sell.
