Different systems
Land in Puducherry and land in Tamil Nadu districts around it follow different planning authorities, registration rules and, often, different rates for stamp duty and registration. Check which side the property is on before comparing.
What to compare
- Total cost including registration, not only the price
- Approving authority and approval status (see DTCP vs PPA)
- Roads, water and drainage
- Distance to town, schools and the highway
- Resale demand and who buys in that area
