Property in Auroville and the Villages Around It
People searching for property in Auroville are often really looking at the villages and layouts around it. The first job is to work out what can actually be bought, and from whom.
What buyers mean by “Auroville property”
Land inside the Auroville township is held under the Auroville Foundation, so it is not bought and sold like ordinary private plots. What is sold in the open market is land in the surrounding villages and layouts, such as Kuilapalayam and Edayanchavadi, which borders the township.
That distinction matters before you pay anything. A listing that says “Auroville plot” may be outside the township, and its price, approvals and resale should be judged like any other plot on its own papers.
Who buys here
- Returning families from the Gulf and Singapore who want a quiet house near the coast
- Buyers from outside Tamil Nadu who like the area for its setting
- Investors holding land along the approach roads
- Owners who rent houses to long-stay visitors
What to check before buying
Confirm exactly which side of the boundary the plot sits on, which state or territory’s rules apply, and which authority approved the layout. Check the patta and chitta, the encumbrance certificate and the parent documents as for any plot.
Foreign nationals who are not persons of Indian origin face restrictions on owning property in India. NRIs and persons of Indian origin can buy residential and commercial property but not agricultural land, plantations or farmhouses. Take legal advice for your own situation before agreeing a price.
Looking after a house here from abroad
Houses near the coast need regular monthly visits for damp, termites and monsoon damage. This is the kind of property our management service is built for, and a free property check is the easiest way to see where yours stands.
