Approved vs unapproved layout plots near Pondicherry: what you gain and risk
Unapproved plots are cheaper because they carry risks the seller is not pricing in.
What approval gives you
- Roads, open space and utilities planned and set aside
- Easier loans from banks
- Building plan sanction
- Better resale because buyers and lenders trust it
What an unapproved plot can cost
Without approval you may be refused a building permission, a bank loan and, in some cases, utility connections. Regularisation schemes exist from time to time but are not guaranteed. A cheaper plot can become the expensive one.
How to check
