Commercial rent in Pondicherry: how to know if you are undercharging
Many shop owners in Pondicherry collect the rent they agreed years ago, because raising it feels awkward. The gap between that number and the street rate is money lost every month.
Why rents drift
A tenant who has traded for years rarely volunteers a higher rent, and an owner who does not live nearby rarely asks. Agreements without escalation clauses freeze the rent. Meanwhile the street changes: footfall, parking and nearby businesses all move the market.
How to find the market rent
- Look at what similar premises on the same street are asking now, not their old rents
- Compare size, floor, frontage and parking like for like
- Check whether the lease has an escalation or review clause
- Ask what the tenant’s business earns; a busy shop can afford more
- Allow for vacancy: a slightly lower rent with a reliable tenant can beat a high rent and a gap
Raising the rent without losing the tenant
Do it at renewal, give notice early and explain the reason with evidence. A fair increase backed by what neighbouring properties charge is usually accepted. We negotiate rent revisions for owners as part of property management, at no extra charge.
