How much rent should your Pondicherry shop earn? A practical way to estimate
There is no single rate per sq ft. Two shops on the same road can earn very different rents.
What drives shop rent
- Frontage and visibility from the road
- Footfall and the type of street
- Ground floor versus upper floor
- Parking and access
- Size and shape of the unit
- What the neighbouring businesses are like
How to estimate
Collect asking rents for similar shops on the same road and the next one over. Ask local brokers what actually closed, not only what was quoted. Compare with your own rent and with how long your shop would stay vacant if it was re-let.
